What is an EPC?

An Energy Performance Certificate (EPC) shows how energy efficient a property is. It rates the property from A (very efficient) to G (least efficient) and includes recommendations for improving the rating.

When do I need an EPC?

You’ll need a valid EPC if you are:

  • Selling your home
  • Renting out a property (domestic or commercial)
  • Building a new property

How long does an EPC last?

EPCs are valid for 10 years from the date of issue.

What’s the difference between a Domestic and a Commercial EPC?

  • Domestic EPC – for houses, flats, bungalows, and rental homes.
  • Commercial EPC – for shops, offices, restaurants, warehouses, and other non-residential buildings.

How much does an EPC cost?

The price depends on the size and type of property. Contact us for a quick, no-obligation quote.

How long does it take to get my EPC?

For most homes, the visit takes 30–60 minutes, and you’ll usually receive your certificate within 3–5 working days. Commercial EPCs can take longer depending on size and complexity.

What happens during the EPC visit?

We’ll measure the property, check insulation, windows, heating systems, and lighting, and take photographs (for evidence purposes only). No mess, no disruption.

Can you help improve my EPC rating?

Yes — we can explain your results and give you clear steps to improve your property’s energy efficiency before you sell or let it.

What Areas do you cover?

We cover Westminster, South West London, South East London, and the Borough of Bromley. â€‹â€‹

Landlord & Compliance FAQ

What is MEES and how does it affect me?

MEES stands for Minimum Energy Efficiency Standards. If you’re letting out a property, it must have an EPC rating of E or above unless you have an official exemption.

Do MEES rules apply to both domestic and commercial properties?

Yes. Both rental homes and non-residential buildings must meet the minimum rating, though the exact rules and exemptions can differ.

What happens if my property is below an E rating?

You may need to make improvements before renting it out. We can advise on the most effective upgrades to improve your EPC rating.

Do I need a new EPC if I’ve improved my property?

If you’ve made energy efficiency improvements, getting a new EPC can show a better rating and help with compliance.

How often should landlords get an EPC?

EPCs are valid for 10 years, but landlords often update them sooner to reflect property upgrades and attract tenants.
